Selling your home yourself sounds like a great idea. If you sell it, you save the money on the real estate commission. Right?  Well, maybe not. Here's some facts you need to consider before you sell. Many studies have been made on this subject. One done by
Residential Marketing Institute compared sales prices vs. asking price and time on market. Here's  what they found:

  • 91% who try to sell themselves listed with a Realtor after 30 days.
  • 50% of the owner's who found a buyer who would sign a contract, fell out of escrow before the home closed! ( Realtors average is 5% fall out rate).
  • Homes sold by Realtors sold for 16% more than owners who sold themselves, according to recent survey conducted by NAR.

Let's do the math. 100%- 91% =9%,    9% x 50% =4.5%   4.5% of owners were successful.  Of those owners who sold, they got 16% less for there home!  Not a Great Deal!

Why? Here's what to consider.

  • Many sellers have sold only two homes in their lifetime. Real estate being a very dynamic business, how could they expect to keep up on all the legal changes and  marketing changes. A good Realtor averages two home sales per month.
  • Do you know what money it takes to market your property and where to advertise?
  • Do you know how to write a contract and which one to use?
  • Do you know how to pre-qualify your "buyers" or are you working with "buyers" who cannot qualify or ones who want to save 6% for themselves?
  • How can you call back a "buyer" without sounding anxious and hurting price position?
